Cassette AC Installation Guide for Offices & Shops in Dubai

If you run an office, shop, clinic, salon or café in Dubai, a cassette AC is often the best way to cool the space. It sits inside the false ceiling, blows air in four directions, and leaves your walls free for shelves, branding and displays. Customers and staff only see a neat square panel in the ceiling.

But cassette ACs are more complex to install than split units. They need enough ceiling space, strong support from the concrete slab, a working drain pump, and careful placement so air spreads evenly. This guide explains how to install a cassette AC in a commercial space, what to plan before work starts, and what it costs. If you’d rather hand the whole job to a team that does commercial fit-outs every week, our AC installation service in Dubai covers cassette, split and ducted systems.

What Is a Cassette AC?

A cassette AC is a type of split AC. The indoor unit is hidden above the false ceiling, with only the grille panel visible. The outdoor unit sits on the roof, a balcony, a service area or an outside wall, connected by copper pipes like a normal split AC.

Common types:

TypePanel SizeBest For
Compact 4-way cassetteAbout 60 x 60 cm (fits a standard ceiling tile)Small offices, clinics, salons
Standard 4-way cassetteAbout 85–95 cm squareOpen offices, showrooms, restaurants
1-way or 2-way cassetteLong and narrowCorridors, rooms along a wall

Why Offices and Shops Choose Cassette ACs

•             Even cooling: Air is spread in four directions, so there are fewer hot and cold spots.

•             Saves wall space: Walls stay free for shelves, displays, screens and signage.

•             Clean look: Only a flat panel is visible, which suits retail and client-facing spaces.

•             Fits grid ceilings: Compact models drop straight into the 60 x 60 cm ceiling tiles common in Dubai offices.

•             Covers large areas: One 4 or 5 ton cassette can cool an open area that would otherwise need two or three wall-mounted units.

What Size Cassette AC Do You Need?

Commercial spaces in Dubai need more cooling than homes, because of people, computers, lighting, and doors opening to the heat outside.

Floor AreaRecommended Cassette Size
Up to 300 sq ft2 ton
300 – 450 sq ft3 ton
450 – 600 sq ft4 ton
600 – 750 sq ft5 ton
Above 750 sq ftTwo or more units

Go bigger if: – The shop has a glass shopfront facing the sun – The door opens often to the street or a hot corridor – There are many computers, servers or kitchen equipment – The space has strong display lighting – The ceiling is higher than 3 metres

For large or irregular spaces, it’s better to use two smaller cassettes spread across the area than one large unit in the middle. It gives more even cooling and keeps you running if one unit fails.

Before Installation: What to Check

1. Ceiling Void Height

The space between the false ceiling and the concrete slab needs to be deep enough for the unit. Compact cassettes usually need around 25–30 cm, and standard models around 30–35 cm, but this depends on the model. Check the specification sheet before you buy.

2. Ceiling Height

Cassettes work best with finished ceiling heights of about 2.5 to 3.5 metres. For higher ceilings, choose a model with a high-ceiling mode, or consider ducted or floor-standing units.

3. Approvals

Commercial installations in Dubai usually need: – Landlord or mall management approval – Fit-out approval from the relevant authority, especially in malls, free zones and managed commercial buildings – Coordination with the building’s fire and life safety contractor if sprinklers or smoke detectors are nearby

Many malls only allow fit-out work at night or outside opening hours, so plan the schedule early.

4. Power Supply

Larger cassette ACs (often 4 ton and above) may need a three-phase power supply for the outdoor unit. Check what’s available in your distribution board before choosing a model.

5. Outdoor Unit Location

The outdoor unit needs open airflow, a safe and approved location, and a reasonable pipe distance from the indoor unit. Roof space, a back service area or a designated plant area is usually best.

Where to Place a Cassette AC in an Office or Shop

Best positions: – Centre of the area it serves, so air reaches all four sides evenly – In a clear ceiling zone, away from beams, ducts and light fittings – Close enough to the outside wall or riser to keep the pipe run reasonable

Avoid: – Directly above desks or workstations. Staff will complain of cold drafts. – Right above the cash counter or reception desk, for the same reason. – Next to the entrance door. Hot air rushing in will make the unit work much harder. – Above product shelves or stock that could be damaged if the drain ever overflows. – Too close to smoke detectors or sprinkler heads. Airflow can delay smoke detection. A common guide is to keep detectors at least 1 metre from supply air outlets, but always follow your fire safety consultant’s layout. – Near kitchen exhausts in cafés and restaurants.

How to Install a Cassette AC: Step by Step

Step 1: Site Survey and Layout

The technician measures the area, checks the ceiling void, marks the unit and outdoor unit positions, and plans the pipe, drain and power routes. In a shop or restaurant, the layout should be checked against the lighting, sprinkler and signage plans.

Step 2: Mark and Cut the Ceiling

For grid ceilings, one tile is removed (for compact units) or the grid is adjusted (for standard units). For gypsum ceilings, an opening is cut using the template supplied with the unit, and the edges are reinforced with a frame.

Step 3: Install Hanging Rods

The unit is hung from the concrete slab using threaded rods and anchors. It must never rest on the false ceiling, because the ceiling isn’t designed to carry that weight. The rods are adjusted so the unit sits perfectly level and at the correct height relative to the ceiling.

Step 4: Lift and Level the Unit

The indoor unit is lifted into place, usually by two people, and fixed to the rods. A spirit level is used to make sure it’s level in both directions. A unit that tilts the wrong way will leak.

Step 5: Connect the Drain

Most cassette ACs have a built-in drain pump that lifts condensate water up and out to a drain line. Many models can lift water around 50–85 cm, depending on the brand. After the lift, the drain pipe must slope downward all the way to the drain point, with no dips or sags.

This is the most important part of the installation. Most cassette AC problems in Dubai offices and shops, such as leaks, stained ceiling tiles and water dripping on customers, come from poor drainage.

Step 6: Run Copper Pipes and Wiring

Insulated copper pipes and the communication cable are run through the ceiling void to the outdoor unit. All joints are flared or brazed correctly, and the insulation is sealed so the pipes don’t sweat and drip onto the ceiling.

Step 7: Install the Outdoor Unit

The outdoor unit is fixed on a stand or bracket with anti-vibration pads, in an approved location with good airflow.

Step 8: Vacuum, Pressure Test and Gas Charge

The pipes are pressure-tested for leaks, vacuumed to remove air and moisture, and then refrigerant is released. Extra gas is added for long pipe runs.

Step 9: Fit the Panel and Test

The decorative grille panel is fitted. The unit is tested for cooling, airflow in all four directions, drain pump operation (by pouring water into the drain pan), noise and controller settings.

Step 10: Handover

A good installer shows you how to use the remote or wall controller, how to clean the filters, and how often the unit should be serviced.

Common Cassette AC Installation Mistakes

•             Unit resting on the false ceiling instead of hanging from the slab

•             Unit not level, so water collects on one side and leaks

•             Drain pipe with dips or upward runs, so the pump can’t clear the water

•             No drain pump test before closing the ceiling

•             Poorly insulated pipes that sweat and stain ceiling tiles

•             Wrong size unit: too small for a busy shop, or too big for a small office

•             Placed directly above staff desks, causing constant complaints about drafts

Cassette AC Installation Cost in Dubai

Typical prices in Dubai:

JobTypical Cost
Labour only (you supply the unit)AED 800 – 1,800
Supply + installation (2–4 ton)AED 5,000 – 13,000
Extra copper piping (per metre)AED 60 – 120
Separate drain pump (if not built in)AED 250 – 500

The final price depends on the ceiling type, pipe length, access, working hours (night work in malls often costs more), and whether electrical upgrades are needed. See our full AC installation cost in Dubai guide for more detail.

Maintenance Tips for Cassette ACs

Cassette ACs in shops and offices run long hours and collect a lot of dust. To keep them working well:

•             Clean the filters every 2–4 weeks in busy shops, and monthly in offices

•             Check the drain pump during every service

•             Deep clean the coil and drain pan every 6 months

•             Service the outdoor unit before summer

An AC annual maintenance contract is the easiest way to keep commercial ACs on schedule.

Frequently Asked Questions

Is a cassette AC good for a shop?

Yes. It spreads air evenly in four directions, keeps walls free for displays, and looks clean from below. It’s one of the most popular choices for retail spaces in Dubai.

What size cassette AC do I need for my office?

As a rough guide, a 2 ton cassette covers up to about 300 sq ft, and a 4 ton covers around 450–600 sq ft. Busy, sunny or glass-fronted spaces need more.

How much ceiling space does a cassette AC need?

Usually around 25–35 cm between the false ceiling and the slab, depending on the model. Always check the specification sheet.

Why is my cassette AC leaking water?

The most common causes are a blocked or failed drain pump, a drain pipe without enough slope, or a unit that isn’t level. A technician can check all three.

Can a cassette AC be installed without a false ceiling?

Not properly. Cassette units are designed to be hidden in a false ceiling. For spaces without one, a wall-mounted split, ceiling-suspended or floor-standing unit is a better choice.

How long does cassette AC installation take?

A single unit usually takes half a day to a full day. Larger projects with several units, or work in malls with night-only access, can take longer.
